What should I do before I start house-hunting?

business education people concept

Before you start the exciting adventure of house-hunting, there are a few steps you should take care of. Making a house-hunting checklist would be wise. Here’s what you need to consider:

  • Get clear on your budget: Before browsing listings, knowing how much you can comfortably afford and whether you will pay cash or apply for a mortgage is crucial. Falling in love with a house beyond your means can lead to financial stress. If you apply for portage, aim to keep your mortgage payments under 25% of your take-home pay, including taxes and insurance.
  • Save up for a down payment: It’s wise to save for a down payment of at least 10-20% of the total house price. This helps you avoid extra interest and fees in the long run. Shoot for a 20% down payment to steer clear of private mortgage insurance (PMI).
  • Get pre-approved for a mortgage:  While it may require some effort upfront, getting pre-approved for a mortgage is a smart move. It signals sellers that you’re a serious homebuyer and can accelerate the process. Consider opting for a 15-year fixed-rate mortgage to save on interest payments. Reach out to a reputable mortgage provider to get started.
  • Find a reliable real estate agent: Another smart move is to find a reliable real estate agent. They can be your greatest allies in the house-hunting journey. There are many benefits to hiring a real estate agent. They have access to multiple listings and can streamline the entire process, ensuring you find the perfect home at the right price. Don’t underestimate the value of having a trustworthy real estate agent by your side.

House-hunting tips

Now that you know what to do before starting house hunting, you’re ready to begin your search. Follow these tips to avoid common house-hunting mistakes, and get ready to meet your dream house!

1. Search until you find your price range

Each housing market has its quirks, and prices can vary widely. Don’t get discouraged if you stumble upon homes that seem out of reach at first glance. Work closely with your agent to get a solid grip on what you can realistically afford. Consider not just the initial purchase price but also potential maintenance costs, property taxes, homeowner’s insurance, and utility bills. Understanding your financial boundaries is crucial to avoid overextending yourself and ensure long-term financial stability.

2. Location and layout are crucial

While the advantages of curb appeal are evident, don’t overlook the significance of location and layout. Consider practical factors such as commute times, nearby amenities, and access to critical services like grocery stores, schools, and healthcare facilities. Pay close attention to the layout of each home you consider – does it flow well with your lifestyle? Can you envision yourself living comfortably in the space? Assess whether the home’s layout meets your current and future needs, including room for growth if your family size or lifestyle changes.

3. Size up your space needs

When evaluating the size of a potential home, think beyond just the present moment. Consider your plans and whether the house will accommodate them. Whether you plan to expand your family, set up a home office, or downsize in retirement, ensure the space meets your needs without being excessive. Take into account the number of bedrooms and bathrooms and factors like storage space, flexibility of floor plan, and outdoor living areas. Finding the right balance will ensure you’re comfortable without overspending on unnecessary square footage.

4. School Districts Matter

If you have children or plan to in the future, the quality of nearby schools is a significant consideration. Research local school districts’ reputation, performance, and resources to ensure they meet your educational standards and priorities. Keep in mind that homes in highly rated school districts tend to hold their value better over time and may offer better resale potential, even if you don’t have school-aged children. Additionally, consider the proximity of the home to schools and the safety and convenience of the surrounding neighborhood for families.

5. Look to the future

When considering potential properties, think beyond the present condition of a home and consider its long-term potential for appreciation. Keep an eye out for signs of growth and investment in the surrounding area, such as new infrastructure developments, increasing property values, and a robust local economy. Research historical trends in home values and economic indicators to gauge the neighborhood’s future growth potential. Buying in an area with a history of appreciation can provide financial security and opportunities for future equity and wealth building.

6. Ask plenty of questions

Don’t be shy about asking questions during property viewings – it’s your opportunity to gather essential information to make an informed decision. Inquire about everything from the age and condition of major systems like HVAC, plumbing, and roofing to the maintenance history and potential issues or repairs needed. Ask about the neighborhood dynamics, including noise levels, crime rates, community amenities, and future development plans. Additionally, consider scheduling multiple viewings at different times of the day to assess factors like natural light, traffic patterns, and neighborhood activity. Your agent can help you compile a list of questions tailored to your specific preferences and concerns to ensure you cover all your bases and feel confident in your decision-making process.

7. Stay on top of home maintenance

While many of us understand our limits when it comes to home renovations, keeping up with regular home maintenance can pose challenges. That picturesque house with a winding pathway through a vibrant garden might initially seem idyllic. But are you prepared for the upkeep required to manage a front yard teeming with life…and weeds? Those majestic oak trees flanking the house may provide welcome shade in the summer, but have you considered the effort needed to clean up their leaves once fall arrives? It’s essential, to be honest with yourself and consider the needs of your future self. If you prefer a simpler garden or tend to be a bit messy in the kitchen, ensure the maintenance level your house requires aligns with your lifestyle and habits.

8. Manage your expectations

Finding your dream home can be quite a journey! House-hunting is a process filled with twists and turns, so managing your expectations along the way is essential. Purchasing a house isn’t something that happens overnight. It takes time to navigate through options and find the perfect fit. Expect a few bumps in the road and some disappointments before you finally land on the right one. To set realistic expectations, have a chat with your real estate agent. They can give you insights into the typical closing times in your area. This knowledge will help you plan accordingly and avoid any unnecessary stress.

Happy house-hunting!

In wrapping up, let’s acknowledge that house-hunting can feel challenging, but it’s a journey many of us must take. With a bit of grit and a well-prepared house-hunting checklist, you’re ready to tackle the challenge. Remember to stick to your budget, lean on your real estate agent for guidance, and carefully consider factors like location, layout, and future needs.

From personal experience, I understand the excitement and anxiety that come with finding a new home. It’s natural to feel overwhelmed, but trust the process and stay focused on what truly matters to you. Ask questions, stay on top of maintenance considerations, and, most importantly, be patient with yourself.

As you start this adventure, remember that the perfect home is out there waiting for you. With perseverance and a clear vision of what you want, you’ll soon unlock the door to your dream home. So, take a deep breath, trust your instincts, and enjoy the journey!
